Newport has a wide range of business and science parks, industrial estates and other sites available for development.

New developments are taking place adjacent to the M4 and around the city centre as part of the city’s regeneration scheme.

Newport’s major business parks and sites

Manufacturing, industrial

Ranging from small incubator units to speculative modern industrial parks and large industrial warehouses, including the former LG Electronics at Imperial Park and the former New Venture Carpets building on Reevesland Industrial Estate.

Warehousing, distribution

Units at Reevesland Industrial Estate, Queensway Meadows, Leeway industrial estate and the former LG Electronics site offer a variety of units for warehousing/distribution.

New units are planned at the former Llanwern steelworks site.

Headquarters, regional offices

Usk House, near the city centre, is being marketed as a headquarters facility with 10,477 sq ft remaining, but this can be split.

Back offices, call centres, administration centres

Several call centre operations are located at Celtic Springs and Cleppa Park, with up to 35,000 sq ft of space available in the CS 3000 building, and smaller units available from 2,773 sq ft to 7,000 sq ft, all at the Celtic Springs Business Park.

Smaller units of 1,600 sq ft to 4,808 sq ft are available at Cleppa Park.

Serviced office accommodation

High quality serviced accommodation can be found at Merlin House at Langstone Business Park, just off Junction 24 of the M4 motorway, and Devon Place, located in the city centre close to the train station.

Both facilities offer virtual office space.

Light industrial

There are a wide range of units throughout the city, including council start-up units and new industrial parks, such as Estuary Court and Phoenix Park.

Established industrial parks include Queensway Meadows, Leeway Industrial Estate, Maesglas Industrial Estate and The Wern Industrial Estate.

Business parks

Newport`s modern business parks, including the Celtic Springs Business Park off Junction 28 of the M4 motorway and Langstone Business Park off Junction 24, offer a wide range of office space and have attracted significant inward investment over the last 5 years.

The Celtic Business Park is now available on the former Llanwern steelworks site.

Research and development, innovation, science parks

Imperial House and Courtyard were built as a research and development science park.

Although some of the restrictions on type of occupancy have been lifted, this is still a hub for R&D businesses in Newport.

Units range from 600 sq ft in the house to 5,000 sq ft in the courtyard.

Land, greenfield sites

There is a range of brownfield and greenfield sites suitable for different uses. 

Retail

There are out-of-town retail centres at Newport Retail Park, Maesglas and the Harlequin.

In the city centre we have Friars Walk. The city centre shopping area also includes the refurbished Kingsway Centre.
