Both landlords and tenants have responsibility for keeping a property well maintained.

Tenants should tell their landlord about any repairs that are needed to the property. Once reported, landlords should inspect and carry out any necessary repairs.

We may be able to offer help and advice if a landlord ignores a tenant's request or refuses to carry out necessary repairs.

If we have to visit a property we will use the Housing Health and Safety Rating System (HHSRS) to make an assessment.

Enforcement procedures are available where informal action is unsuccessful or inappropriate.

  • minor complaints from tenants - we will meet with the tenant and write to the landlord if needed

  • owner request for a property inspection/survey (£209.00 from 1 April 2022)
  • immigration accommodation inspections

Gas safety

If you smell gas, immediately call the national gas emergency freephone number on 0800 111 999.

You should:

  • ventilate the property by opening all windows and doors
  • switch off the gas appliance and disconnect the gas by turning off the supply at the emergency control valve on the gas meter
  • leave the appliance off until it has been checked by a Gas Safe register engineer and you receive confirmation that the appliance is safe for use
  • extinguish all naked flames
  • contact your local GP or hospital if you are feeling unwell

Do not turn on any lights or use any equipment

Contact a Gas Safe registered engineer to check and fix the appliance or call 0800 408 5500.

Carbon monoxide

Carbon monoxide (CO) has no odour, colour or taste and it can kill quickly. These steps will help to protect against CO poisoning.

Know the symptoms

Symptoms include collapse, nausea, dizziness, breathlessness, headaches and loss of consciousness. 

Chronic low level CO poisoning may be mistaken for influenza and food poisoning.

Look after your household appliances

Fuel burning appliances should be regularly serviced by a registered professional. Appliances could include boilers, cookers, stoves, log burners or heaters. 

Get a carbon monoxide alarm

These can cost very little. Position and test alarm(s) in line with the manufacturer’s instructions.
