Energy Performance Certificate

An Energy Performance Certificate (EPC) provides a rating for the energy efficiency of a building.

From 1 April 2018 all private rental properties require a minimum energy performance rating of under the Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015.  

It will be unlawful to rent a property which doesn't meet the minimum E rating unless there is an exemption. 

This means that a rental property with an EPC rating of F or G must have energy efficiency improvements carried out to bring it up to at least an E rating before it can be rented.

An EPC is valid for 10 years and includes recommendations on how to improve energy efficiency.

Landlords who do not comply with this law may receive a fixed penalty charge, a civil penalty of up to £4,000 for any breaches or prosecution with an unlimited fine.
