Building Control

Exempt Work

Some buildings and building work are exempt from the requirements of the Building Regulations. These include:

Conservatories, Porches, Covered ways and certain Carports
Conservatories, porches, covered ways and carports (open on at least 2 sides), which are less than 30m2 are exempt from the requirements of the Building Regulations 2000.

In order for a porch or conservatory to be exempt the existing entrance doors and/or windows should be retained, must be single storey, and the glazing must be in compliance with Approved Document N, i.e. the glazing in critical areas should break safely (be toughened or laminated to BS6206) or resist impact.

Garages

Detached single storey garages which are less than 30m2 are exempt from the requirements of the Building Regulations 2000. If the garage is within 1metre of any boundary then the garage should be constructed of non-combustible materials.

Small Detached Buildings

Small detached single storey buildings which are less than 30m2 and which contain no sleeping accommodation are exempt from the requirements of the Building Regulations 2000.

Please note that if the building is constructed within 1metre of any boundary then it should be constructed of non-combustible materials.

A detached building having a floor area which does not exceed 15m2 and again does not contain sleeping accommodation, e.g. a garden shed, is also exempt from the requirements.
